Hard water, tile and grout in Ventura
Ventura’s water comes from three sources, and all three are very hard. The hardest, the east side’s groundwater, averaged more than twice the hardness of the Lake Casitas water used in the west.
Short answer
Very hard from every source. Ventura Water’s 2026 report gives 2025 averages of 263 mg/L for Lake Casitas water, 437 mg/L (424 to 463) for the Ventura River and 637 mg/L (489 to 911) for groundwater, which mainly serves the east side and midtown. Tile and grout cleaning runs $0.50–$3 per square foot nationally, with a $100–$200 call-out minimum at some companies.
How hard is Ventura’s water?
Ventura Water, the City’s utility, draws on three sources, and its 2026 report (2025 data) gives each one’s hardness. Lake Casitas water averaged 263 mg/L. Ventura River water from Foster Park averaged 437 mg/L (424 to 463). Groundwater from three basins averaged 637 mg/L (489 to 911). The U.S. Geological Survey calls anything above 180 milligrams per liter very hard, so every source qualifies, and the groundwater averages more than three times that threshold.

Which water reaches your tap?
The report doesn’t map water by street, but it says Ventura River and Lake Casitas water mainly serves west and midtown Ventura, and groundwater from three basins mainly serves east and midtown Ventura. The City adds that the Casitas district covers Ventura’s westside and midtown, generally west of Mills Road, and that customers in the Casitas district pay a yearly assessment on their property tax bill. If your tax bill carries that assessment, you’re in the west-side part of the system.
By that line, the Westside and Downtown neighborhoods sit in the west, East Ventura and Montalvo in the east, and Midtown can get any of the three. In Ojai, Casitas Municipal Water District reports 412 mg/L on average for the Ojai wells and 265 mg/L for the Lake Casitas water blended in, in 2025.
What hard water does to tile and grout
As hard water dries, it leaves its calcium and magnesium behind as a white film, and with soap the film turns into scum that dulls the glaze. Cement grout is porous, so it soaks up minerals and soil and darkens. The film builds fastest where water stands, which is why the lowest rows of shower tile and the glass go first, and why it builds faster on the east side than the west.

What tile and grout cleaning costs
HomeAdvisor puts tile and grout cleaning at $0.50–$3 per square foot, with a $100–$200 call-out minimum at some companies, or $300–$500 for a room of 150 to 250 square feet at a flat rate; Maid VIP estimates about $0.50–$3 per square foot. A 60-square-foot bathroom floor usually lands on the minimum. A kitchen, entry and hall totaling 400 square feet comes to $200 to $1,200 at the national rate.

Is sealing worth it?
On the east side, often. Sealing slows how fast minerals and soil soak back into grout. A standard grout sealant runs $0.90–$1.73 per square foot on Fixr’s figures, or $1.50–$2.50 per square foot for cleaning and sealing in one visit. Color sealing tints the grout an even shade as it seals, hiding old staining; HomeAdvisor puts it at $1–$2.50 per square foot. Epoxy grout isn’t porous and needs no sealer.
Travertine and marble
Travertine and marble are calcium carbonate, so the acidic cleaners that dissolve mineral film on ceramic tile etch them, leaving dull patches. Stone is cleaned with pH-neutral, stone-safe products and priced separately from ceramic and porcelain.
Between cleanings
- Squeegee or towel the shower walls and glass after use, so hard water doesn’t dry there
- Run the bathroom fan during and after showers
- Use a pH-neutral cleaner on grout, and on any stone
- Reseal on the schedule the sealer’s maker gives
