The hills on Ventura’s north side, in Ondulando, Clearpoint and Skyline, are where the Thomas Fire reached the city in December 2017. By November 2025, the City counted 404 rebuilt homes approved for occupancy.

The houses
The City’s 2024 Poinsettia survey records a one-story Mid-century Modern house with a flat roof in Ondulando Estates, built in 1963, and on Nob Hill Lane a two-story Late Modern house from 1975 and a one-story Hollywood Regency house from 1977. Balboa Middle School, in the same survey area, was built in 1962 as Balboa Junior High School.

A rebuilt house has new carpet and floors throughout, and a new carpet’s warranty sets conditions for cleaning. Shaw, for one, requires proof of periodic hot water extraction with Seal of Approval equipment to keep its warranties, so keep every receipt.
Worth knowing
Late on December 4, 2017, the Thomas Fire reached the hillside neighborhoods of Clearpoint, Ondulando and Skyline and destroyed many single-family homes. Inside the city, the City counts 535 buildings destroyed, 504 of them homes, and 150 damaged, 140 of them homes; by December 2022, 320 rebuilt houses were complete.

Shaw’s asks for proof of periodic hot water extraction, by a professional or with a do-it-yourself machine, using equipment certified under the Carpet and Rug Institute’s Seal of Approval program; Engineered Floors calls for professional hot water extraction every 12 to 18 months. Keep the receipts.
