Ventura’s kinds of house, and what their floors need
A Pierpont beach cottage and a 1957 East Ventura ranch need different things from a cleaning. Each neighborhood has its own page.
- Late 1800s to the 1930s Downtown Victorians and Craftsman cottages Victorian-era houses with blocks of single-story Craftsman and period revival homes among them.
- Mostly 1920 to 1930 Westside Oil-field worker cottages Small single-family cottages on small lots, built for the Ventura Avenue oil field, with a few bungalow courts.
- Laid out in 1925, built up from the 1950s Pierpont Beach cottages on sand lots Five-room beach cottages on small sand lots, some since enlarged, in the city’s only beachfront neighborhood.
- From the early 1960s Ventura Keys Houses on the channels More than 300 waterfront lots on channels dug in the early 1960s, just north of Ventura Harbor.
- Early 1900s to the 1960s Midtown Craftsman houses, courts and fourplexes Craftsman and period revival houses, bungalow courts, duplexes and fourplexes along the old Highway 101.
- 1960s and 1970s, many rebuilt after 2017 The Hillsides Hillside modern houses Mid-century and later modern houses on the hills above town, many rebuilt after the Thomas Fire.
- From the mid-1950s East Ventura Postwar ranch tracts Postwar tract houses, such as the three-bedroom ranches of Surety Park, laid out in 1956.
- After the Second World War Montalvo Neighborhoods by the Santa Clara River Postwar houses on the north bank of the Santa Clara River, part of the city only since 2012.
- Renamed Ojai in 1917 Ojai Valley houses on very hard water A small valley city 12 miles north of Ventura, on its own wells and Lake Casitas water.
East and west Ventura get different water
Ventura Water’s 2026 report gives three hardness averages for 2025: 263 mg/L for Lake Casitas water, 437 mg/L (424 to 463) for Ventura River water, and 637 mg/L (489 to 911) for groundwater. It says Ventura River and Lake Casitas water mainly serves west and midtown Ventura, and groundwater from three basins mainly serves east and midtown Ventura. All three are very hard on the U.S. Geological Survey scale, but the east side’s groundwater leaves white film on tile and glass fastest. What that means for your tile and grout.
