The houses
Pierpont Bay was subdivided in 1925. Its small sand lots were built with modest five-room beach cottages, each with a one-car garage, in Spanish Colonial, Tudor and other period revival styles, plus a handful of courtyard apartments. The houses first faced one another across narrow pedestrian courts, which alternated with lanes for cars; in the 1960s the courts were vacated and the land divided among the neighbors, and every lot is now reached from its lane. Building didn’t pick up again until the early 1950s, and some cottages have since gained second stories.

Beach sand comes in on feet and shoes, and it is hard on carpet: as sand and grit build up, they slowly wear and cut the fibers each time the carpet is walked on, New York State’s carpet care manual explains. Vacuum the entries often, and have the traffic paths cleaned before they gray.
Worth knowing
In the December 2023 storm, which began on December 28, the City declared a local emergency over significant coastal flooding and high-surf damage, and nineteen of the Ventura Pier’s piles were missing or damaged. Beach houses that took water need drying and cleaning that a regular carpet visit doesn’t cover; water damage restoration isn’t referred here.

They can, priced by the square foot. The original houses are five-room cottages on small sand lots, so a price by the square foot can come in under a price by the room. Ask for both.
Does beach sand damage carpet?
Over time, yes. Sand and grit that build up in carpet slowly wear and cut the fibers as people walk on them, so vacuuming entries often and cleaning traffic paths before they gray keeps the wear down.
